Report September 2025

Akron, Ohio Metropolitan Outlook 2025–2029

The Akron Metropolitan Statistical Area (MSA) stands at an important crossroads. Over the past five years, the region has experienced steady, modest growth supported by its strong healthcare sector, advanced manufacturing, and educational institutions. Unlike boom-and-bust metros, Akron’s stability has provided resilience in uncertain times.

This report was developed to provide business leaders, policymakers, and investors with a clear view of Akron’s likely economic and housing trends over the next five years. By examining three scenarios—Optimistic, Base Case, and Pessimistic—the report highlights both opportunities and risks for the regional economy and property market.

Purpose of the Report

  • To give stakeholders a data-driven outlook on Akron’s economy, labor market, and housing sector.

  • To project fiscal impacts, including property tax revenues, rental income, and vacancy rates.

  • To help local decision-makers prepare for a range of possible outcomes.

Summary of Conclusions

  • The Base Case projects moderate growth in GDP, income, and housing values, with unemployment stable near 4.5%.

  • The Optimistic Scenario envisions stronger growth fueled by healthcare innovation and advanced manufacturing, leading to rising home prices, lower vacancies, and robust fiscal revenues.

  • The Pessimistic Scenario shows the risks of economic headwinds: over-regulation by local authories,  higher unemployment, stagnant rents, declining home values, and rising vacancy rates that could strain local revenues and housing provider's bottom lines.

In short, Akron is likely to continue on a path of measured growth, but prudent planning requires preparation for less favorable conditions. With its affordability, educational base, and diversified industries, Akron has the tools to pursue its most optimistic future.
